We charge 10% of the contractual rent between you and your tenant, plus the first month’s rent.
A management fee covers: rent collection, handling repairs and service requests, administrative work, issuing notices and delinquencies, arranging court filings and eviction notifications, and a thorough property walk-through before and after tenant placement.
Yes. If you prefer to hire your own contractor, we can bypass repair calls and send them directly to you or your contractor.
No. Our promise is that if your property is vacant, you don’t pay. We only charge when your property is occupied and generating rent.
No. We do not charge management fees on delinquent rent. Our fee is only based on rent actually collected.
Rents are disbursed to owners via direct deposit by the 10th of each month, following collection from tenants. You’ll receive a monthly statement detailing all income and expenses.
Security deposits are held in a separate escrow account as required by Florida law. At the end of the tenancy, we conduct a move-out inspection and return the deposit (less any valid deductions) within the timeframes required by law.

We review landlord references (we speak directly with past landlords), credit report (score and history), and employment/income (gross income must be at least 3x monthly rent with two recent pay stubs).
