Tampa
Tampa is the largest city in our service area and a market where we work in specific clusters rather than citywide. The neighborhoods we manage in most often are northwest Tampa (Carrollwood, Westchase, Town 'N' Country — see those entries) and a smaller footprint in South Tampa around Bayshore and Hyde Park. Tampa proper covers 28+ ZIPs and a wildly varied housing stock — historic bungalows in Seminole Heights, condos downtown, large single-family in South Tampa, and master-planned communities in New Tampa. Brandon
Brandon is east Hillsborough's largest unincorporated community, anchored by Brandon Town Center mall along SR 60 and the I-75/Crosstown Expressway interchange. ZIPs 33510 and 33511 cover most of the area. Rental inventory is dominated by 1990s-2010s single-family in HOA communities (FishHawk Ranch, Bloomingdale, Brandon Hills) plus newer townhome developments along Bloomingdale Avenue. The school district is Hillsborough, with Bloomingdale High and Brandon High serving most addresses. Brandon's pull is commute access — I-75 north to downtown Tampa or south to Riverview/Apollo Beach.
Riverview
Riverview is the fast-growing suburban community south of Brandon along US-301 and I-75, covering ZIPs 33569, 33578, and 33579. It's heavily new-construction — large planned communities (Panther Trace, South Fork, Triple Creek, Carriage Pointe) with 3- to 5-bedroom single-family, community pools, and HOA-managed amenities. Schools are Hillsborough County, with Newsome High and East Bay High as the main high schools. Riverview makes sense for families who want newer construction and Hillsborough school zones without Tampa proper's pricing.
Town 'N' Country
Town 'N' Country is the northwest Tampa community wedged between the airport, Westshore, and Memorial Highway, covering parts of ZIPs 33615 and 33634. It's an older, established part of Hillsborough — most housing dates to the 1960s-80s — with a mix of single-family ranch homes, condos in the Town 'N' Country Plaza area, and apartment communities along Hillsborough Avenue. Rents are lower than equivalent square footage in Westchase or Carrollwood, and the location offers fast access to Tampa International, the Veterans Expressway, and the Courtney Campbell into Pinellas. Westchase
Westchase is a master-planned community in northwest Hillsborough — Pasco-Hillsborough border, ZIP 33626 — with newer construction (1990s-2010s) and strong A-rated schools (Westchase Elementary, Davidsen Middle, Sickles High). Rentals are heavily 3- to 4-bedroom single-family in HOA neighborhoods like The Bridges, Greens, Glenfield, and Stockbridge, with community pools, tennis, and walking trails. Pricing runs above average for Hillsborough — Westchase parents specifically pick the school zone — but you're getting newer construction with resort-style amenities. Tampa International is 15 minutes away; the Veterans Expressway runs south to downtown Tampa.
Carrollwood
Carrollwood spans north-central Tampa around Dale Mabry Highway and the Veterans Expressway, covering parts of ZIPs 33618 and 33624. It includes the original Carrollwood (mid-century planned community around Lake Carroll), Carrollwood Village (1970s master plan with golf course), and several newer subdivisions. Rentals are predominantly single-family in established neighborhoods plus some condo and townhome supply along Dale Mabry. The school district is Hillsborough, with Chamberlain High and a mix of elementary schools. Carrollwood's pull is the combination of mature trees, lake access, and 15-20 minute access to Westshore or USF.
Temple Terrace
Temple Terrace is a small incorporated city of about 25,000 along the Hillsborough River near USF, covering parts of ZIPs 33617 and 33637. The city is built around Temple Terrace Golf and Country Club, with mature trees, big lots, and a residential character that's quieter than the rest of north Tampa. Rental inventory is mostly older single-family — 1960s-80s block ranches on quarter-acre lots — plus apartment communities along Bullard Parkway. Proximity to USF makes it popular with university staff and grad students. Schools are Hillsborough County.
