Hudson is the next coastal community north of Port Richey, covering ZIPs 34667 and 34669 along the Gulf coast in west Pasco. Like Holiday, it's unincorporated rather than a city — administered by Pasco County — but it has a distinct identity built around Hudson Beach (a small Gulf-side park and pier), SunWest Park (Pasco's reclaimed sand-mine waterpark/swim area), and the marinas along the river inlets running inland from the Gulf.
The character is genuinely Old Florida — fishing boats and pontoons, waterfront dive bars, and a year-round population that skews older or working-class. Rental stock is older single-family and a significant manufactured/mobile home presence, with newer subdivisions creeping in along the SR 52 corridor and the Suncoast Parkway entrance. Hudson's appeal is value plus water access: you can rent a 3-bedroom home here for less than a 1-bedroom in Clearwater, with direct boat access to the Gulf in most pockets.
The trade-offs are real — long commute to Tampa (50+ minutes even via the Suncoast), older housing stock, and limited walkability outside the immediate beach park. School district is Pasco County, with Fivay High and Hudson Middle serving most addresses. For renters who want Gulf-coast lifestyle on a budget, retirees, or anyone whose work doesn't require a Tampa commute, Hudson works.

Pasco County Schools. Fivay High, Hudson Middle, and elementary feeders like Hudson Academy and Northwest. Schools have improved over the past decade but vary by zone.
