New Port Richey is the main urban anchor of west Pasco — about 17,000 residents in city limits with another 50,000 in the surrounding unincorporated area, and the only Pasco city with a real walkable downtown. The Cotee River runs through the middle of the city out to the Gulf, and Sims Park along the river is the cultural center: weekend concerts, the Cotee River Bike Fest, and food-truck nights through most of the year. The trade-off is commute distance. NPR is 25-30 minutes from south Pinellas via US-19, 45+ to Westshore unless you use the Suncoast Parkway. The school district is Pasco County — Mitchell High and Bayonet Point Middle are the closest, with Trinity Oaks Elementary serving the eastern half. If you want walkable downtown access at Pasco prices, this is the city in our service area that delivers both.

Pasco County Schools. Mitchell High, Bayonet Point Middle, and a mix of elementary feeders (Cypress, Marlowe, Calusa, others) depending on the address. Pasco schools have improved noticeably over the past decade.

Are pets allowed?

Most of our NPR rentals welcome dogs and cats with a deposit. Gulf Harbors HOAs sometimes restrict size or breed; each listing notes the current policy.

Is the downtown actually worth coming for?

Yes, especially if you'll use Sims Park. Weekend music, the bike fest, river views, and a half-dozen genuine local restaurants. It's not Dunedin's Main Street, but it's the closest thing in Pasco.
