Holiday is the south-of-NPR Gulf-side community spanning ZIPs 34690 and 34691. It's primarily unincorporated Pasco County rather than an incorporated city, but for renters it functions as a distinct market: predominantly older single-family on small lots, a significant mobile and manufactured home presence, and direct access to the Anclote River and the Gulf via Anclote Key. The character is Old Florida — fishing boats, working-class residential, and beach proximity without the price premium of north Pinellas.
Most of our Holiday rentals are 2- and 3-bedroom block ranch homes from the 1960s and 70s, with a smaller number of newer rebuilds closer to the river. The neighborhoods south of US-19 toward the Pinellas line trend older and quieter. North toward NPR's eastern half there's more newer construction in the planned communities. Anclote High and Gulf Middle are the Pasco County schools serving most addresses.
The trade-off is the same as the rest of west Pasco — significant commute distance to Tampa (45+ minutes via the Suncoast or US-19), older housing stock, and limited walkability. The upside is value: you can rent a 3-bedroom Holiday home for what a 1-bedroom Clearwater condo costs, and you're 10 minutes from Anclote Key for fishing or sunsets.
Western Holiday along the Anclote River. Older single-family and mobile home pockets, marina access, and the Anclote Gulf Park boat launch. Working-waterfront feel.
Below the river toward the Pinellas line. Quieter residential, mostly 1960s-80s block ranches on quarter-acre lots. Easy access to Tarpon Springs across the line.
Eastern Holiday near the Tarpon Springs border. Mix of older single-family and a handful of newer subdivisions. Better access to the Suncoast Parkway entrance for Tampa commuters.
Among the lowest in our service area. 2-bedroom homes typically $1,300-1,800, 3-bedroom $1,600-2,200. Manufactured and mobile home rentals can be lower. Call (727) 943-9500 for current availability.
Technically no — it's an unincorporated community within Pasco County. Addresses say Holiday, FL but you're under Pasco County government, not a city government. Same as most of west Pasco outside NPR.
Pasco County Schools. Anclote High, Gulf Middle, and a mix of elementary feeders (Anclote, Sunray, Gulf Trace) depending on address. School quality varies by neighborhood — we'll confirm the feeder before lease signing.
Most of our Holiday rentals welcome dogs and cats with a deposit. A few older properties restrict large breeds; each listing notes the current policy.
Holiday has a mixed reputation that doesn't always match reality. Pasco Sheriff serves the area, and most of the residential neighborhoods are quiet working-class. As with any area, neighborhoods vary block-by-block — we know which streets to recommend and which to skip.
