Port Richey is a small incorporated city of about 3,000 residents on the Gulf coast just north of New Port Richey, covering ZIP 34668. It's anchored by the Pithlachascotee River (universally called the Cotee), which runs through both Port Richey and NPR out to the Gulf. The city has a working-fishing-village feel with a handful of waterfront restaurants — Catches, Hooters on the Cotee, Grandma's Sapphire — and direct Gulf access via the river mouth.
Rental inventory is similar to Holiday and west NPR: older single-family on smaller lots, some waterfront homes with private boat slips, and a meaningful mobile/manufactured home presence. Most of our Port Richey rentals are 2- and 3-bedroom homes in the $1,400-2,200 range. Waterfront pricing climbs significantly — a 2-bedroom with direct river or canal access can hit $2,500-3,000+.
For renters, Port Richey makes sense if you want river or Gulf access without paying coastal Pinellas prices, and you're either retired, work locally, or use the Suncoast Parkway to commute. The school district is Pasco County. Walkability is limited outside the small downtown stretch along US-19, but the boat-life and fishing access are real differentiators.
