Dunedin is the small, walkable, Gulf-side city between Clearwater and Palm Harbor — 12 square miles, ZIP 34698, and a downtown Main Street that's become one of the genuine draws in north Pinellas. Scottish heritage shows up in the city flag and the annual Highland Games, but day-to-day, what defines Dunedin is the combination of pedestrian-scale downtown, the Pinellas Trail running through it, and direct access to Honeymoon Island and Caladesi State Park.
Rentals here are tight. Dunedin's compact footprint means inventory is limited compared to Clearwater or Palm Harbor, and most of what we manage is older single-family — block construction, mid-century bungalows, plus a smaller stock of condos and townhomes around downtown and along the Intracoastal. Renters competing for Dunedin homes are usually doing so for one of three reasons: walkability to Main Street, the schools (Pinellas County), or boat access from the marinas at Edgewater Park and the Dunedin Marina.
Pricing reflects the scarcity. Expect to pay a small premium over Palm Harbor for equivalent square footage, especially within walking distance of downtown. Where Dunedin works well: families who want a real Main Street experience, cyclists who'll use the Pinellas Trail daily, and anyone whose ideal Saturday is the farmers market plus a Honeymoon Island sunset.

Walking distance to Main Street, the marina, the brewery district, and the Pinellas Trail. Mostly older single-family on small lots; some condos. Premium pricing — the walkability is the product.
North of Curlew Road toward the Palm Harbor line. More single-family value, bigger lots, less foot traffic. Easy bike commute downtown via the trail.
Causeway-adjacent western neighborhoods near the state park entrance. Mix of older Gulf-side bungalows and a few newer custom builds. Beach access is the draw.
2-bedroom homes generally $2,100-2,800, 3-bedroom $2,500-3,500, and downtown-walkable properties push the high end. Inventory turns over fast — call (727) 943-9500 for what's currently available.
Yes. Main Street is genuinely pedestrian — farmers market Saturday mornings, restaurants and bars open into the evening, and the Pinellas Trail runs right through the middle. Most downtown rentals are 5-10 minute walks to everything.
Pinellas County Schools. Dunedin High, Dunedin Middle, and the surrounding elementary schools (Garrison-Jones, San Jose, Curtis Fundamental) cover the city. Zones are tight — we'll confirm the exact feeder before lease signing.
Most of our Dunedin rentals welcome dogs and cats with a deposit. Downtown condos sometimes have HOA pet limits (size or count); each listing notes the policy.
Limited supply. Dunedin is small (12 sq mi) and built out — there's no new construction coming online. When a quality rental hits the market, demand usually has 3-5 applications within the first week.
