Land O' Lakes is the central Pasco community along US-41 and SR 54, anchored by Lake Padgett, Bexley, and the corridor of newer planned communities pushing east toward the Suncoast Parkway. ZIPs 34637, 34638, and 34639 cover the area. It's another unincorporated community, but for renters it functions as a distinct market with its own character: family-focused, suburban, lots of newer construction, and significantly more lake frontage than other Pasco cities.
The defining feature for many renters is the lake count — there are over a hundred named lakes in the Land O' Lakes area, ranging from Lake Padgett (the largest and most developed) to dozens of smaller private lakes inside HOA communities. Waterfront properties command a premium but are more available here than anywhere else in Pasco. Schools are Pasco County, with Land O' Lakes High, Pine View Middle, and a mix of elementaries (Sanders, Pine View, Connerton, Oakstead) depending on the neighborhood.
Most rentals are 3- to 5-bedroom single-family in 2000s-2020s HOA communities. Bexley, Connerton, and the Suncoast-Crossings developments are the newest pockets. Pricing runs $2,300-3,500 for 3-bedroom, $2,800-4,500 for 4-bedroom, lakefront homes higher. Commute to Tampa is the easiest in our service area for most addresses — Suncoast Parkway or SR 54 to I-275, both about 30-40 minutes off-peak to Westshore.
