Land O' Lakes is the central Pasco community along US-41 and SR 54, anchored by Lake Padgett, Bexley, and the corridor of newer planned communities pushing east toward the Suncoast Parkway. ZIPs 34637, 34638, and 34639 cover the area. It's another unincorporated community, but for renters it functions as a distinct market with its own character: family-focused, suburban, lots of newer construction, and significantly more lake frontage than other Pasco cities.

The defining feature for many renters is the lake count — there are over a hundred named lakes in the Land O' Lakes area, ranging from Lake Padgett (the largest and most developed) to dozens of smaller private lakes inside HOA communities. Waterfront properties command a premium but are more available here than anywhere else in Pasco. Schools are Pasco County, with Land O' Lakes High, Pine View Middle, and a mix of elementaries (Sanders, Pine View, Connerton, Oakstead) depending on the neighborhood.

Most rentals are 3- to 5-bedroom single-family in 2000s-2020s HOA communities. Bexley, Connerton, and the Suncoast-Crossings developments are the newest pockets. Pricing runs $2,300-3,500 for 3-bedroom, $2,800-4,500 for 4-bedroom, lakefront homes higher. Commute to Tampa is the easiest in our service area for most addresses — Suncoast Parkway or SR 54 to I-275, both about 30-40 minutes off-peak to Westshore.

Bexley

Master-planned community along SR 54 with newer construction (2015+), a community clubhouse, pool, fitness center, and trail system. Mostly 3- to 5-bedroom single-family. One of Pasco's most active rental markets.

Lake Padgett

Centered on the largest of the Land O' Lakes chain. Mix of waterfront single-family and inland homes in established 1980s-90s neighborhoods. Boating, fishing, and ski lake — the most active lake in the area.

Connerton / Wesley Chapel border

Newer master-planned community in eastern Land O' Lakes near the Wesley Chapel line. Mostly newer construction, walking trails, community amenities, and access to both the Suncoast and I-75 via SR 54.
